Curb appeal is an important factor to consider when selling your home or improving the overall look of your property. It is one of the first things that potential buyers or visitors notice when they arrive at your home, so it's important to make a good first impression. By having good curb appeal, you can increase the value of your home, make it more attractive to potential buyers, and help it stand out from the crowd. 

Here are a few things you can do to make a big difference:

1. Clean your gutters. In addition to improving your curb appeal, it can prevent water damage and help keep pests away such as mosquitos and rodents.

2. Clean your Windows. It'll help prevent the growth of mold, keep dust and dirt from building up and additionally it'll improve visibility and allow the natural light to shine through your home. 

3. Update, Clean or Paint your siding. It's important in order to keep your home looking and functioning at it's best. It helps protect your home from the elements and of course, adds curb appeal. 

4. Power Wash your Decks and Driveway. Power washing can help to remove mold, mildew, and other potential hazards that can occur when a deck or driveway is not properly maintained. Power washing a deck or driveway is a great way to restore its integrity and natural beauty and keep it looking great. It is especially beneficial for decks made of wood, as it can remove dirt, grime, and other debris that can build up over time.

Additionally, you can trim trees and shrubs, keep your grass nice and cut, add a garden or even clean your roof. 

Many of the things on this list could be done by a proffesional or by doing it yourself. However you chose to proceed with it, investing in curb appeal can help create an inviting atmosphere and make your home stand out from the rest. Even if you aren't thinking of selling, regular maintenance and upkeep can ensure that your home remains a beautiful and valuable asset.

If you're in Alberta, you've likely just received your 2023 property tax assessment. As an addition to reminding you that it is almost tax season, it's probably made you think of the value of your home. 

Many people get hung up on the thought that the property tax assessment number is what they would sell their home for in the current market. However, this is often not the case.

A property tax assessment is the value assigned to a property for the purpose of determining the amount of taxes owed. This is not always the case but it is often lower than the market value of a property. The market value of a property is the estimated price a property would sell to a reasonable buyer in the open market.

Remember, in Calgary, property tax assessments are conducted on July 1st of the year prior and market value can change over time due to various factors such as economic conditions, local real estate trends, and individual property renovations or upgrades. The timeline between when the property assessment was conducted to when it was received by you alone could make your property tax assessment and market value number differentiate.
